Pioneer Crossing: A Master-Planned Community Inside Austin

Pioneer Crossing is a large master-planned community in Northeast Austin, still inside Austin, split into East and West sections with their own amenity centers and an elementary school on site. As of April 2024, townhomes started in the mid $300s and single-family homes ran up to the high $500s. It's one of my clients' favorite communities, and location is a big reason why.

Location and commute

Pioneer Crossing is northeast of Austin but still within Austin, tucked away from the major roads. It's a really great centralized location close to lots of things, and you still get the benefit of being quietly tucked away.

As of my April 2024 tour:

  • Downtown: 20 minutes or less without traffic, maybe 30-45 with it
  • Airport: about 25 minutes (I-35 to 183)
  • Mueller: 10-15 minutes
  • The Domain and Q2 Stadium: straight down Braker

Samsung's plant off Parmer, Dell and General Motors are right around the corner, and your daily needs are within 10-15 minutes. That's also why there's strong investor demand here.

Amenities and the on-site school

Pioneer Crossing is split into Pioneer Crossing East and Pioneer Crossing West. Each has its own amenity center and lap pool. There are walking paths, trails and nature areas throughout both sections.

Pioneer Crossing Elementary is on site in the West section. That's a big draw for families and great for resale value.

The Pioneer Farms connection

The neighborhood is named after Pioneer Farms, a longtime living-history farm nearby. When I was in elementary school, we actually used to have field trips there. You get a sense of that family-friendly community as soon as you come through.

Homes and builders

Building started in the mid-2000s, so homes are up to about 20 years old. As of April 2024, a few new-construction opportunities were still left.

  • Townhomes were built by Prominence Homes. They're low-maintenance and lock-and-leave.
  • Single-family homes: D.R. Horton is the developer and still had a few new single-family homes available.

Floor plans run from around 1,300 sq ft (townhomes are smaller) up to nearly 3,000 sq ft.

Prices and taxes

As of April 2024, townhomes started in the mid $300s, and single-family homes ran up to the high $500s. You could get homes approaching 3,000 sq ft still under $600,000, which is pretty unheard of this close to Austin.

The tax rate was well under 2% at that time, varying by section, which keeps carrying costs really low. Tax rates change every year, so confirm the current rate for the specific section.

Who Pioneer Crossing fits

Pioneer Crossing fits families who want an elementary school in the neighborhood, pools and trails, and a lot of house for the money inside Austin. It also works for people commuting to Samsung, Dell, GM or the Domain, and for investors.

The trade-off is that most homes are resales up to about 20 years old, and new construction here is limited.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Pioneer Crossing is one of my clients' favorite communities for lots of reasons, and location is one of them. You're close to everything but still tucked away. Getting close to 3,000 sq ft for under $600,000 this close to Austin is pretty unheard of. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.— Mason Bleasdell
