Buyers are already watching Pioneer Crossing
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Pioneer Crossing tour covers the East and West amenity centers, Pioneer Crossing Elementary, the commute to Samsung, Dell and the Domain, and the townhomes and single-family homes.
Those viewers are your buyers: families who want an elementary school in the neighborhood, people commuting to Samsung, Dell or General Motors, and people comparing Pioneer Crossing with Pioneer Hill nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Pioneer Crossing home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Pioneer Crossing lifestyle, from the pools and trails to Pioneer Crossing Elementary on site. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Pioneer Crossing the lifestyle sells a lot of the home. Each section has its own amenity center and lap pool, there are trails and nature areas throughout, Pioneer Crossing Elementary is right in the West section, and the Domain and Q2 Stadium are straight down Braker.
I never assume a buyer knows the area. Many buyers are relocating for jobs at Samsung, Dell or General Motors and don't know Pioneer Crossing is still inside Austin. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Pioneer Crossing
Selling a resale in Pioneer Crossing is different from selling in a brand-new community. Here's what I plan around:
- New construction nearby. D.R. Horton still had a few new single-family homes here when I filmed in April 2024. Buyers may walk new homes before they see yours, so presentation matters. A resale is finished and move-in ready, and staging, sunset photos and video make sure that shows.
- Townhome or single-family, East or West. Prominence Homes townhomes and D.R. Horton single-family homes sell to different buyers, and each section has its own amenity center. I market your home to the right buyer, and if you're in the West section near the school, I make that clear.
- Investors and owners. There's strong investor demand here, so you may hear from both investors and buyers who plan to live in the home. Your launch reaches both.
Honest pricing matters too. I'll show you what's actually selling in Pioneer Crossing and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
