Location and feel
Circle C straddles both sides of MoPac down at the very end, where it meets the SH-45 toll road. Because it's a master-planned community this close to the city, it doesn't feel like you're out in the suburbs. It feels like you're still urban, with the benefits of hundreds of acres of planned development and multiple routes into South Austin.
I know it can seem overhyped sometimes. I really don't think it is, because it has so much to offer.
Trails, the swim center and community amenities
This is an outdoorsy neighborhood. There are over 100 miles of paved and dirt trails connecting through Circle C into South Austin, plus walking paths throughout.
- A community center that literally hosts weddings
- An Olympic-style swim center with swim teams
- A splash pad
- On-site schools and multiple early child care options
For a community with these kinds of amenities in this area, Circle C is pretty peerless.
What's nearby
Most of what you need is within about 10 minutes. There's an H-E-B in the neighborhood, with Torchy's Tacos, Summer Moon Coffee and a home store nearby. Life Time Fitness is up MoPac, Costco is down the road, and The Hive is a family coffee shop with a playground.
Two local favorites sit right next to Circle C:
- The Veloway, a well-known paved bicycle loop.
- The LBJ Wildflower Center, run by UT Austin, with events and twilight music.
Homes across the sections
There's a lot of variety, which is part of the appeal.
- Original sections: mature trees and custom features from when Circle C opened as a high-end community. These are definitely not the stamped-out, every-home-the-same neighborhoods we're starting to see around Austin.
- Detached townhome-style homes: fully detached, modern homes built about two years before I filmed.
- Gated sections throughout.
- Golf course estate lots: some estate lots back up to the golf course. Circle C doesn't own the course.
- Wildflower Park: the one section east of MoPac. About half the homes back up to the Veloway, there's a big playground and green space, and the Wildflower Center is a short walk away.
- Park West: a gated patio-home section, mostly backing to greenbelt. Homes have 2-3 bedrooms, limestone and stucco with Spanish tile roofs, and high-end finishes, starting around $700,000 as of May 2024.
Avana: the newest section
Avana is the southernmost and newest section of Circle C, right off SH-45 where MoPac ends. It's really a pocket of its own. Compared with the older sections built in the '90s and 2000s, Avana has a lot more greenbelt homes and more modern, contemporary styles, and the builds are generally larger.
The land has rolling Hill Country topography, like Driftwood, so it feels more rural and a little more country than a lot of Circle C. Escarpment Boulevard takes you straight into the rest of the community and to the H-E-B at Escarpment Crossing.
- Prices (as of May 2024): from about $800,000 to over $2 million depending on the section, including a gated estate section designed to capture the views.
- Sizes: most homes are over 2,000 square feet, and some are over 4,000.
- Amenities: a community pool, a playground and miles of paved and dirt paths that connect to the Veloway and the Wildflower Center. Amenities are reciprocal across all of Circle C, so Avana residents can use the Olympic swim center too.
For everyday errands, Life Time Fitness, Costco, Torchy's and Summer Moon are all just up the road. If you like to be outdoorsy, Avana is a great spot for it.
Schools and child care
Circle C has two on-site elementary schools, an on-site charter school and multiple early child care options. The newest elementary, Bear Creek Elementary, is inside Avana, alongside a private charter school and a new early learning center.
If you've got elementary-age kids in Avana, their friends from the neighborhood are all going to the same school, and it's walking distance or a short drive or golf cart ride. That's a really big perk. Zoning can change, so we'll confirm the schools for any address you're considering.
Who Circle C fits, and touring with me
Circle C tends to fit people who want an outdoorsy lifestyle without feeling far from the city, families who want schools inside the neighborhood, and buyers who want real choice, from a patio home backing to greenbelt to a large, modern build in Avana. One thing I didn't cover in these two tours is the tax rate or HOA dues, so we'll pull the exact numbers for any home you're considering.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
If you want to walk Park West, drive Avana or see an original home with mature trees, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.
Selling in Circle C
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
