Sweetwater: Hill Country Living in Lake Travis ISD

Sweetwater is a Hill Country master-planned community in Southwest Austin, about 10 minutes from Bee Cave and 15 from Lakeway, with an Austin mailing address but technically outside city limits. It's zoned to Lake Travis ISD, and that's the main reason the families I've helped move here love it. Building started in 2012, most lots average about a third of an acre, and a lot of homes have views for miles.

Where Sweetwater is

Sweetwater is out in the Hill Country of Southwest Austin. You have an Austin mailing address, but you're technically outside city limits, which is good for taxes.

  • Bee Cave: about 10 minutes, with the Galleria, shopping and restaurants.
  • Lakeway: about 15 minutes.
  • Groceries: Randalls and H-E-B are nearby.
  • Dripping Springs: an easy drive south.
  • Lake Travis: just around the corner, with marinas, boat rentals and boat clubs.
  • Austin Zoo: less than 10 minutes away.

Lake Travis ISD

Sweetwater is zoned to Lake Travis ISD, which I called one of the best school districts in the state when I filmed. It's the primary reason families love this community. As always, we'll confirm the specific schools for any address you're looking at.

Amenities, trails and views

The main community center has a fitness center, basketball, volleyball and tennis courts, and resort-style pools, and there's a second amenity area as well. Miles of walking trails run through preserved green space.

Texas has a reputation for being flat. That just isn't the case here. There's significant elevation change, and many homes have views for miles. This is not your stereotypical flat Texas neighborhood, and everyone I've helped move here really values that.

Homes, lots and prices

Building started in 2012, and when I filmed in February 2023 there was one final section under construction, with Perry Homes and Westin Homes building at the top of the hill.

  • Sizes: from about 1,450 square feet to well above 5,000.
  • Lots: most average around a third of an acre.
  • Prices (as of Feb 2023): historically from the mid-$400,000s for a home of about 1,450 square feet up to $2.5 million for homes with views and nicer lots.

There are gated sections too. The Summit, at the top of the hill, has its own playground and cooking areas and is relatively flat. When I filmed, a few custom lots were left there, including some where you could bring your own builder.

The commute and the downsides

I want to be completely real about the drive. Getting downtown takes at least 45 minutes at rush hour and probably about 30 without traffic. The stretch of Highway 71 where it meets 290 tends to back up.

You get quiet and views out here, but you're farther from shopping and lifestyle spots, and there isn't really any nightlife. For that, you'll drive into Lakeway or Austin. Mail goes to community mailboxes, which is typical for Texas HOAs.

I filmed this tour in February, on trash day, on purpose. I wanted you to get a genuine sense of what the community is like.

A quick note on Austin weather

I filmed on February 3, 2023, and it was 47 degrees at 4 pm. If you're relocating, here's the short version:

  • February is usually the coldest month, and winter storms usually bring ice rather than snow.
  • December is often sunny, in the 40s and 50s.
  • March through May is the wettest stretch.
  • August highs run near 100.

My honest take
Every client and family I've moved to Sweetwater absolutely loves it. You get Lake Travis ISD, big lots, real Hill Country views and Lake Travis around the corner. The trade-off is distance: downtown is a 30 to 45 minute drive, and there's no nightlife to speak of. If you value quiet and space over being close to the action, it's well worth seeing in person.— Mason Bleasdell
