Legend Oaks is an established neighborhood in Southwest Austin, just off MoPac and just north of Circle C, built from the '80s through the 2000s. It's one of Southwest Austin's most coveted neighborhoods, mostly because of its location: easy MoPac access, over 100 miles of trails and nearly everything you need within about 7 minutes. Location and the MoPac commute

Legend Oaks sits in Southwest Austin just off MoPac. If you commute into Austin regularly, that matters. MoPac gets a lot less truck traffic than I-35 and is generally the easier drive.

Most of what makes Legend Oaks so desirable comes back to location. You won't be planning 20-minute drives for errands like you do in a lot of Texas.

Trails and everything within 7 minutes

This is a very outdoorsy part of Austin. Over 100 miles of paved and dirt trails are within walking distance, between the city's trails, Circle C's and the Legend Oaks HOA-maintained system. Trail connections, like the one from Oasis Drive, let you get around without walking along major roads.

Within about 7 to 10 minutes, max:

  • A newer, large H-E-B straight down Escarpment Boulevard
  • Torchy's Tacos and Summer Moon Coffee
  • Life Time Fitness and several CrossFit gyms
  • The Veloway and the LBJ Wildflower Center

Amenity centers and phases

Legend Oaks has two community centers with pools. The largest has a big splash pad, a covered playground, a lap pool and a tennis court.

One thing to know: Phase 1 and Phase 2 each use their own amenity center and pool. The park and trail system is open to everybody.

HOA and tax rate

As of May 2024, the HOA was $55 a month. That's absolutely not crazy, and it's right on par with everything around here.

The tax rate was a nice, low 1.8%. Generally speaking, in the Austin area anything below 2% is a good thing.

Homes: age, sizes and prices

Legend Oaks was built from the '80s through the 2000s. Many of the original homes have been remodeled, and some still need work. These were high-end homes when they were built, with high ceilings, custom woodwork and moldings, and other than style preferences they've held up well.

  • Sizes: from around 1,600 to 1,700 square feet to over 3,600 square feet. Some have 3-car garages.
  • Prices (as of May 2024): smaller homes that need some work started in the low-mid $500s, and some listings were over $1 million.
  • Lots: mature trees and rolling topography give a lot of backyards real privacy.

Legend Oaks vs. Circle C, and touring with me

Buyers looking in Southwest Austin often compare Legend Oaks with Circle C next door. Legend Oaks has a lot of unique aspects of its own, and getting all these amenities for such a small HOA fee is what makes it a gem, especially compared with larger communities like Circle C. The trade-off is age: you're buying a home from the '80s to 2000s, so expect to budget for updates on some of them.

My honest take
Legend Oaks is really desirable, and most of that comes down to location. You're right on MoPac, you have over 100 miles of trails, and your H-E-B, gym and coffee are all within a few minutes. The HOA is small for what you get, and the tax rate is under the 2% mark I look for around Austin. The homes are older, so some need work, but they were built well to begin with, and the mature trees and rolling lots give a lot of backyards real privacy.— Mason Bleasdell
