Buyers are already watching Legend Oaks
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Legend Oaks tour covers the MoPac commute, the trail system, both amenity centers and the homes built from the '80s through the 2000s.
Those viewers are your buyers: people relocating to Southwest Austin, people comparing Legend Oaks with Circle C next door, and people who want trails, an H-E-B and their gym within a few minutes of home. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Legend Oaks home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Legend Oaks lifestyle, from the trail system to the H-E-B down Escarpment Boulevard. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Legend Oaks the lifestyle sells a lot of the home. You're right off MoPac, over 100 miles of trails are within walking distance, and the H-E-B, Life Time Fitness, the Veloway and the Wildflower Center are all a few minutes away.
I never assume a buyer knows the area. Many of the people touring Legend Oaks are relocating and don't know how close it sits to MoPac or how the trail connections work. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Legend Oaks
Selling a resale in Legend Oaks is different from selling in a newer master-planned community. Here's what I plan around:
- Buyers comparing it with Circle C. Your buyer is often looking at Circle C next door too. I've filmed both, so I can show what Legend Oaks offers on its own: the location, the trails and two amenity centers for a small HOA.
- Age and updates. Homes here were built from the '80s through the 2000s. Some have been remodeled and some still need work, and buyers notice right away. Your video and listing spell out exactly what's been updated, so your home isn't lumped in with the ones that haven't been.
- Your lot and your phase. Mature trees and rolling lots give a lot of backyards real privacy, and Phase 1 and Phase 2 each use their own amenity center and pool. I show buyers your backyard and which pool is yours instead of leaving them to guess.
Honest pricing matters too. I'll show you what's actually selling in Legend Oaks and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
