Selling your home in Sweetwater

If you're selling a home in Sweetwater, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Sweetwater tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've filmed Sweetwater from the amenity center up to The Summit. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Sweetwater

Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Sweetwater tour has been watched 1,237 times. It covers the amenity center, the Hill Country views, the gated sections including The Summit, Bee Cave and Lakeway, and an honest look at the commute.

Those viewers are your buyers: relocating families who want Lake Travis ISD, people comparing Sweetwater with Circle C and other Southwest Austin communities, and people who want Hill Country views and room to spread out. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Sweetwater home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Sweetwater lifestyle, from the Hill Country views to Lake Travis around the corner. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Sweetwater the lifestyle sells a lot of the home. You're zoned to Lake Travis ISD, many homes have views for miles, there are miles of trails through preserved green space, Lake Travis is around the corner and Bee Cave is about 10 minutes away.

I never assume a buyer knows the area. Many of the families touring Sweetwater are relocating and don't know how close Bee Cave, Lakeway and Lake Travis are. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Sweetwater

Selling a resale in Sweetwater is different from selling in a close-in Austin neighborhood. Here's what I plan around:

  • The drive. Downtown is about 30 minutes off-peak and 45 or more at rush hour, and buyers know it. I don't hide that. I show what they get in exchange: Lake Travis ISD, big lots and real views.
  • Lots and views drive value. Prices here range widely, and the difference is often the lot and the view. Your photos and video lead with what your lot gives you, whether it's a view, a gated section or a quieter street.
  • New homes at the top of the hill. Perry Homes and Westin Homes were building the final section when I filmed in February 2023. If new homes or custom lots are still available when you list, your home has to be presented at least that well.

Honest pricing matters too. I'll show you what's actually selling in Sweetwater and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Sweetwater: questions I get asked

Who is a good Realtor to sell my home in Sweetwater, Austin?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a full driving tour of Sweetwater on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Sweetwater?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
Do views add value to a Sweetwater home?
Homes with views and nicer lots have sold at the top of Sweetwater's range. If your home has a view, the video and sunset photos are built around it.
What do buyers ask about in Sweetwater?
The schools and the commute. I confirm the Lake Travis ISD schools for your address and give buyers an honest picture of the drive into Austin, along with what they get for it.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Sweetwater home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Sweetwater home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
