Buyers are already watching Circle C
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Circle C tour has been watched 1,031 times. It covers the trails and swim center, Wildflower Park, Park West, Avana and the on-site schools.
Those viewers are your buyers: families who want an elementary school inside the neighborhood, outdoorsy people who want the trails and the Veloway, and people comparing Circle C with Legend Oaks and the Hill Country communities to the west. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Circle C home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Circle C lifestyle, from the trails and the swim center to the Veloway and the Wildflower Center. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Circle C the lifestyle sells a lot of the home. You have over 100 miles of trails, an Olympic-style swim center and an H-E-B in the neighborhood, with the Veloway and the LBJ Wildflower Center right next door.
I never assume a buyer knows the area. A lot of buyers have heard of Circle C but don't know the difference between the original sections, Wildflower Park, Park West and Avana. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Circle C
Selling a resale in Circle C is different from selling in a single-builder suburb, because the sections are so different from each other. Here's what I plan around:
- Your section is the story. An original home with mature trees, a Park West patio home on the greenbelt and a newer Avana build attract different buyers. I market your section, not just the zip code.
- Buyers comparing Southwest Austin. Your buyer may also be looking at Legend Oaks or communities farther into the Hill Country. I've filmed them, so I can show what Circle C has that they don't, like the trails, the swim center and schools inside the neighborhood.
- Newer homes in Avana. Development was still going when I filmed in May 2024, so buyers compare older sections with larger, newer builds. The original sections have mature trees and custom character you can't get new, and I make sure buyers see it.
Honest pricing matters too. I'll show you what's actually selling in Circle C and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
