Homestead at Old Settlers Park, Round Rock: Living Next to the City's Biggest Park

Homestead at Old Settlers Park is a master-planned community of about 560 homes, built by Meritage Homes and TriPoint Homes, directly beside Old Settlers Park on Kenney Fort Boulevard in Round Rock. The park, hundreds of acres of full-on city park, is by far the best thing about this neighborhood. When I toured it in December 2023, it was almost sold out.

Location and getting around

Homestead sits right beside Old Settlers Park on Kenney Fort Boulevard, in the heart of Round Rock. This location is fantastic.

When I filmed in December 2023, the Kenney Fort bridge had been under construction for about eight months and was about to open. At the time, the nearest H-E-B was about an 8-minute drive, roughly 4 miles, and the bridge was expected to cut that in half. It also gives you a direct route to Dell Diamond, the Kalahari and the Salt Lick. By my April 2025 tour of nearby Avery Centre, the Kenney Fort extension through Old Settlers Park had opened.

Other drive times from my 2023 tour:

  • Downtown Round Rock: about 10 minutes, with 600 Degrees Pizza and live music
  • Costco: about 15 minutes
  • Forest Creek golf: nearby
  • Day-to-day errands: all within about 15 minutes

Old Settlers Park

Old Settlers Park is the reason to live here. It's hundreds of acres of city park, with a lake and walking path, volleyball courts, a water park, bike trails, Music in the Park and Christmas festivities. I'd let my daughter ride her bike around it and not really worry. It's by far one of the coolest and most unique things about this neighborhood.

The park has kept getting better. When I filmed a listing nearby in October 2025, it was in the middle of a massive renovation: a huge new amphitheater for Music in the Park, a refreshed water park, trail improvements and sports courts.

Homes and builders

Homestead has about 560 homes from two builders, and it was almost sold out when I filmed in December 2023. Homes start around 1,400 to 1,500 square feet, with both single-story and two-story plans.

TriPoint Homes offers more customization, such as countertops and cabinets, at a bit of a premium. Their homes go up to about 3,000 square feet.

Meritage Homes offers inventory homes at a really strong value. Features include energy efficiency, vinyl plank flooring, some three-car garage options and spray foam insulation.

The spray foam is the biggest thing for me. One summer I checked on a client's vacant Meritage home with the AC set to 78. In August, it still hadn't needed to turn on, because the house was holding 76 inside. This is Texas, it gets darn hot, and that makes a world of difference.

The amenity center has a pool with a beach entry and shallow areas, plus a playground.

Schools

The schools named for Homestead on my tour were Double File Trail Elementary, Hernandez Middle School and Stony Point High School. There are also private school, daycare and preschool options nearby. Zoning can change, so confirm the schools for the specific address.

Commute and safety

Being totally honest, the drive to the center of downtown Austin is about 30 to 35 minutes without traffic, and 45 to 50 minutes at rush hour. For a lot of families, the schools and the park outweigh that. You can't really put a price tag on those things.

Round Rock is known as one of the safest suburbs in the Austin area.

Who it fits: pros and cons

Pros

  • Right next to Old Settlers Park, with more improvements underway as of 2025
  • Two builders at different price points, with single- and two-story plans
  • Meritage's energy-efficient construction
  • Easy access to Dell Diamond, the Kalahari and downtown Round Rock

Trade-offs

  • The commute to downtown Austin runs 45 to 50 minutes at rush hour
  • The community was almost sold out in 2023, so you'll mostly be looking at resale homes

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
The park is what makes Homestead special. Living next to hundreds of acres of trails, water and festivals is something you can't really put a price tag on, and Round Rock is one of the safest places around Austin to raise kids. I'll be honest about the commute into Austin at rush hour, but for a lot of families the schools and the lifestyle win. If you like energy-efficient homes, Meritage's spray foam is worth a close look. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.— Mason Bleasdell
