Buyers are already watching Homestead at Old Settlers
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Homestead tour covers Old Settlers Park next door, the amenity center's beach-entry pool, the Kenney Fort bridge and the differences between the Meritage and TriPoint homes.
Those viewers are your buyers: relocating families who want to live next to hundreds of acres of park, people who care about energy-efficient construction, and buyers comparing Homestead with Paloma Lake. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Homestead at Old Settlers home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Homestead lifestyle, from Old Settlers Park next door to downtown Round Rock about 10 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Homestead the park sells a lot of the home. Old Settlers Park is right next door, with a lake and walking path, a water park, bike trails and Music in the Park, and it was in the middle of a big renovation in 2025. Downtown Round Rock is about 10 minutes away.
I never assume a buyer knows the area. Many of the people touring Homestead are relocating and have never been to Old Settlers Park. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Homestead at Old Settlers
Selling in Homestead is different from selling in a community that's still being built. Here's what I plan around:
- Resale against resale. Homestead was almost sold out when I filmed in December 2023, so you're mostly competing with your neighbors' listings and with nearby new construction. Presentation is what sets your home apart.
- Which builder you have. Meritage and TriPoint homes are different. If you have Meritage's spray foam insulation, I explain why that matters in a Texas summer. If you have TriPoint's upgraded finishes, I show them.
- The commute question. The drive to downtown Austin runs 45 to 50 minutes at rush hour. I'm upfront about that and lead with what outweighs it for most families here: the park and the schools.
Honest pricing matters too. I'll show you what's actually selling in Homestead at Old Settlers and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
