Avery Centre, Round Rock: New Construction With a 1.77% Tax Rate

Avery Centre is a master-planned new-construction community on the east side of Round Rock, east of I-35, with townhomes and single-family homes in Round Rock ISD. As of my April 2025 tour, the tax rate was 1.77%, and prices ran from the mid-$300s for townhomes to about $500,000 for detached homes. That's a really good price point to be in one of the best school districts in the Austin area.

Location and getting around

Avery Centre sits on the east side of Round Rock, east of I-35, kind of between University Avenue and Old Settlers Park. A retail complex with IKEA, H-E-B, Chick-fil-A and a bunch of restaurants is about 8 minutes away.

Two road projects matter a lot here:

  • Kenney Fort Boulevard. As of April 2025, the Kenney Fort extension through Old Settlers Park had just opened. Kenney Fort is set to run south to the SH 45 toll road. That gives you a quick route to the Dell campus and the Domain without sitting in I-35 traffic. I think this is going to be a game changer for this neighborhood.
  • Highway 112. On the north side, 112 has been approved to widen to a six-lane divided highway.

There's also a planned mixed-use commercial area and a town center near the Texas A&M campus, with Texas State and ACC campuses nearby too.

Amenities

When I filmed in April 2025, the amenity center with a pool was about to open. There's also a pavilion next to a small reservoir. It's a newer community, so expect more to come as it builds out.

Homes, builders and prices

The builders named for Avery Centre as of April 2025 are Century, Landsea and D.R. Horton. There are two main types of homes.

Attached townhomes. These are individually deeded, not a tri- or quadplex. You own your walls in, but not the roof and exterior. Prices started in the mid-$300s and topped out in the low $400s.

Detached single-family homes. These ranged from the high $300s up to about $500,000.

Avery Centre doesn't build huge homes. If you want 3,000 square feet, there won't be much. But there are floor plans well under 1,500 square feet, which is hard to find in new construction.

One product I really liked: Century is building homes with detached or alley-entry garages, and one plan has a loft studio above the garage. That's great if you don't want the garage on the front of the house, or you want a separate office or guest space.

Schools

Avery Centre is well within Round Rock ISD, and that won't change. It was first zoned to Harrington Elementary, the school inside Paloma Lake. That changed for the 2025-26 school year, and the plan is eventually to have schools on site. Because zoning here is still moving, confirm the current elementary, middle and high school for the exact address before you buy.

Taxes and HOA

As of April 2025, the tax rate was 1.77%. That is shockingly low. You can very rarely find anything lower anywhere around Austin. Compared with some places in Georgetown at about 2.5%, that can be around a $200 a month difference, depending on the home's value. That money goes straight to taxes, not toward your principal.

The HOA works differently for each home type:

  • Detached single-family: around $60 a month base.
  • Attached townhomes: higher, because the HOA owns the structure and exterior. In return it covers front and back lawn mowing, and the roof and exterior if there's a hail storm. That can also lower your homeowner's insurance.

Who it fits: pros and cons

Pros

  • Round Rock ISD at a lower price point than most of the district
  • A 1.77% tax rate as of April 2025
  • Low base HOA for detached homes
  • Smaller floor plans and townhomes for first-time buyers or downsizers
  • Road projects that should make commuting south much easier

Trade-offs

  • Not many large homes. If you need 3,000+ square feet, look elsewhere.
  • School zoning is still changing as the area grows.
  • It's still being built, so you'll live with some construction for a while.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Avery Centre is one of the better values in Round Rock right now. You get a really good price point, one of the best school districts in the Austin area and a tax rate that's hard to beat anywhere. The Kenney Fort extension to SH 45 is going to change how easy it is to live out here. It's not the place for a big 3,000 square foot home, but there really is something for most people.
