Buyers are already watching Avery Centre
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Avery Centre tour covers the amenity center and reservoir pavilion, the Kenney Fort extension, the townhomes and detached homes, and Century's alley-entry garage plans.
Those viewers are your buyers: first-time buyers who want Round Rock ISD at a lower price point, downsizers looking for a plan under 1,500 square feet, and commuters watching the Kenney Fort extension to SH 45. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Avery Centre home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Avery Centre lifestyle, from the amenity center and reservoir pavilion to the new Kenney Fort route south. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Avery Centre the lifestyle sells a lot of the home. You're about 8 minutes from IKEA, H-E-B and a bunch of restaurants, Old Settlers Park is close, and the Kenney Fort extension opens up a route south toward SH 45, Dell and the Domain without sitting on I-35.
I never assume a buyer knows the area. Many of the people looking at Avery Centre are relocating and don't know what's changing on this side of Round Rock. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Avery Centre
Selling a resale in Avery Centre is different from selling in an established, built-out neighborhood. Here's what I plan around:
- Builder competition. Century, Landsea and D.R. Horton were all building here as of my April 2025 tour. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Buyers who don't know the east side yet. Many buyers haven't heard about the Kenney Fort extension or the plans for a town center near the Texas A&M campus. Your video tells that story up front so they see the location the way you do.
- Questions about schools and fees. Elementary zoning here changed for the 2025-26 school year, and townhome and detached HOAs work differently. Buyers ask about the tax rate here too. I answer all of that in the listing so it doesn't stall a showing.
Honest pricing matters too. I'll show you what's actually selling in Avery Centre and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
