Location and walkability
Monarch on Main is right on Main Street going into Old Round Rock. It has the charm of an older town with some character, and it's very rare to find a newer development in an older area that's still this walkable.
From the neighborhood you can walk to:
- Restaurants and coffee shops in downtown Round Rock
- Park systems and a dog park
- The newly opened Round Rock Public Library, which is massive
For bigger errands, H-E-B and the big-box stores are very close by car.
Homes and layout
These are individually deeded townhomes. Each building has four homes sharing a roof and structure. You own your home, with your own yard space and an attached garage. There are corner units and middle units.
All the plans are two stories and run from about 1,700 to 1,800-something square feet. They're laid out very differently from each other, so there's something for most people.
When I filmed in August 2025, the development was in the early stages of construction. The first building, with the model units, was complete.
Prices
As of August 2025, Pulte had just released its first inventory home at a list price of $375,000, and all the pricing released so far was under $400,000. For a new, walkable home near downtown Round Rock, that's wild. Expect pricing to move as more buildings release.
Taxes and HOA
As of August 2025:
- Tax rate: 1.77%. Some new builds a little farther away are in the mid-2% range, which can mean thousands of dollars a year in property taxes.
- HOA: $195 a month, which I think is very reasonable for this product.
Who it fits: pros and cons
Monarch on Main fits first-time buyers, downsizers and anyone who wants to walk to dinner or coffee without living in Austin proper.
