Buyers are already watching Monarch on Main
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Monarch on Main video covers the walk to downtown restaurants, parks and the new library, the four-home buildings, and Pulte's two-story floor plans.
Those viewers are your buyers: first-time buyers and downsizers, people who want to walk to dinner or coffee without living in Austin proper, and people comparing Monarch on Main with the Depot Townhomes. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Monarch on Main home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Monarch on Main lifestyle, from the walk to downtown Round Rock to the new public library. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and at Monarch on Main the lifestyle sells a lot of the home. You can walk to restaurants and coffee shops in downtown Round Rock, to park systems and a dog park, and to the newly opened Round Rock Public Library. Walkable places are rare in Texas.
I never assume a buyer knows the area. Many of the people looking at Monarch on Main are relocating and have never been to Old Round Rock. So the first half of your video tells that story, and the second half covers your actual home: the upgrades, the layout, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Monarch on Main
Selling a resale in Monarch on Main is different from selling a detached home. Here's what I plan around:
- Builder competition. Pulte was in the early stages of construction when I filmed in August 2025. If it's still releasing homes when you list, buyers will compare yours with new inventory, so your home has to be presented at least that well.
- Buyers comparing walkable options. Your buyer may also be looking at the Depot Townhomes downtown. I've filmed both, so I can show what yours offers, from your own yard and attached garage to the layout of your plan.
- Corner or middle unit. Each building has four homes, with corner and middle units, and every plan is two stories. I lead with what makes yours stand out, whether that's the corner light, the yard or the floor plan.
Honest pricing matters too. I'll show you what's actually selling in Monarch on Main and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
