Siena, Round Rock: A Real Value, With a Few Quirks to Know

Siena is a large master-planned community on the far eastern edge of Round Rock, just off SH 130, with a Round Rock address but Hutto ISD schools. It comes up with my clients very often because it offers a really good value: bigger homes, bigger lots and a tiny HOA. It's not a bad thing, but it's not just what you see at face value, so here's what to know before you look.

Location and commute

Siena is on the very eastern edge of Round Rock. It has a Round Rock street address, but it's technically outside city limits, in the Jonah Water District.

You're right off SH 130, which is very nice if you commute to the airport or to Tesla.

It's very much suburban. It's not going to feel like downtown Austin. But you have good options in both directions:

  • East in Hutto: the Co-Op district, Southside Market, Top Notch drive-in and Jack Allen's, which had just opened when I filmed in May 2025.
  • West toward Round Rock off 79: Walmart, a big H-E-B and historic Round Rock's Old Main Street, with restaurants, live music on weekends and a splash pad.

Why Siena is such a good value

It is nearly impossible to match Siena's average price per square foot anywhere else in Round Rock, especially if you're a family looking for a larger home.

If you want a three-car garage or more than 3,000 square feet, you have a lot of options here. Many lots are larger too, so homes aren't just piled in like so many of the new builds around this area. The materials are nice and the ceilings are high.

The neighborhood is big, with thousands of homes. There are multiple greenbelts, some hill views and a trail system that runs throughout.

Schools: Hutto ISD

This is the quirk that surprises people most. Even with a Round Rock street address, Siena is zoned for Hutto ISD, not Round Rock ISD. Almost every client I've shown out here who wanted a specific Round Rock school didn't realize that.

If a particular Round Rock ISD school is a must for you, Siena isn't the fit. If you're open to Hutto ISD, it opens up a lot of house for the money. Always confirm the school zoning for the specific address.

Taxes and HOA

As of May 2025, the tax rate was about 2.3%. I'd call that moderately high. It's partly because Siena sits outside city limits. When I first started in real estate, the rate here was 3.2%, so it's come down quite a bit.

The HOA is the other side of that coin. It's $75 a quarter, basically the cheapest you'll find anywhere around here. That covers multiple amenity centers, sports fields and pools.

Who it fits: pros and cons

Siena fits families who want more space for the money and don't need a specific Round Rock ISD school.

Pros

  • Price per square foot that's hard to match anywhere in Round Rock
  • Larger homes, three-car garages and larger lots
  • Greenbelts, trails and some hill views
  • A $75 a quarter HOA with multiple amenity centers, sports fields and pools
  • Right off SH 130 for the airport or Tesla

Trade-offs

  • Hutto ISD schools, even with a Round Rock address
  • A higher tax rate (about 2.3% as of May 2025) from being outside city limits
  • It's suburban and on the edge of town, so most errands mean a drive

Neither trade-off is a killer. You just want to know about them going in.

My honest take
Siena comes up so often for a reason. If you're a family that needs a bigger home, it's one of the best values in Round Rock, and the HOA is about as low as it gets. Just go in with your eyes open. It's Hutto ISD, not Round Rock ISD, and the tax rate is a bit higher. Be aware of that, but it's not a killer at all.
