Buyers are already watching Siena
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Siena tour covers the larger homes and lots, the greenbelts and trails, the amenity centers, and the Hutto ISD zoning that surprises a lot of buyers.
Those viewers are your buyers: families who want more space for the money, commuters headed to the airport or Tesla off SH 130, and people comparing Siena with Paloma Lake and other Round Rock neighborhoods. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Siena home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Siena lifestyle, from the greenbelts and trails to Hutto's Co-Op district and Old Main Street in Round Rock. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Siena the lifestyle sells a lot of the home. There are multiple greenbelts, some hill views, a trail system throughout and several amenity centers and pools. Hutto's Co-Op district and historic Round Rock's Main Street are both a short drive.
I never assume a buyer knows the area. Many of the people touring Siena are relocating and assume a Round Rock address means Round Rock ISD. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Siena
Selling in Siena is different from selling in a Round Rock ISD neighborhood. Here's what I plan around:
- Hutto ISD and the tax rate. Siena has a Round Rock address but is zoned to Hutto ISD, and it sits outside city limits, which buyers ask about when it comes to the tax rate. I put both in front of buyers early so the right buyers tour and no one walks away at the last minute.
- Value is your selling point. Siena's price per square foot is hard to match in Round Rock. If you have a three-car garage, more than 3,000 square feet or a larger lot, I lead with it.
- Buyers comparing neighborhoods. Your buyer may also be looking at Paloma Lake or newer communities. I've filmed them, so I can show what Siena offers for the money and what makes your home stand out.
Honest pricing matters too. I'll show you what's actually selling in Siena and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
