Double Creek Crossing, Round Rock: David Weekley Homes on the South End

Double Creek Crossing is a David Weekley Homes new-construction community right off Double Creek Drive on the south end of Round Rock, in Round Rock ISD. As of my November 2025 tour, homes ran from the very high $300s to the mid-$500s. Usually you get to pick two of price, location and features. I think this neighborhood might have all three.

Location and commute

Double Creek Crossing is right off Double Creek Drive on the south end of Round Rock, down the street from Old Settlers Park. I think it's one of the most compelling locations in town right now.

  • Dell: the Round Rock campus is just down the road.
  • The Domain: about 13 to 14 minutes, because you can jump straight on SH 45.
  • Old Settlers Park: as of November 2025 it was in the middle of a massive renovation. A new amphitheater was being built for Music in the Park, and the water park had just been remodeled.

Amenities and HOA

The amenity center is now open. It has a pool, a dog park, pickleball courts and a playground, and trails meander through the neighborhood.

As of November 2025, the HOA was $218 a month, and that includes landscaping. Don't be scared off by that number. If you hired a landscaping company yourself and paid for amenities like these, it's right on par.

Taxes

Double Creek Crossing is in a more established part of town, and that shows in the tax rate. A newer community just down the road pays about 0.3% more in property taxes. That sounds insignificant, but on a $500,000 valuation it's a lot of money every year. Ask for the current rate on the specific home you're looking at.

Homes, builder and prices

David Weekley Homes is the builder, and they're one of the nicest builders around town. I have never seen a builder bend over backwards more to make a happy customer. You're getting a very high-end builder at a very reasonable price here.

As of November 2025:

  • Prices: the smallest floor plans started in the very high $300s, up to the mid-$500s
  • Sizes: just over 1,600 square feet to just over 3,300 square feet

You can choose your lot and customize your home at the design center.

Are these homes condos?

Technically, yes. The land is zoned multifamily, so the homes are legally condos. But they're completely detached single-family homes. You still get a survey and a backyard, and you share no walls. It's just a nuance of Texas code.

Just because it says condo doesn't mean it's going to live like a condo. Day to day, it lives like any other detached home.

Schools

Double Creek Crossing is in Round Rock ISD, one of the highest-rated districts in the area. Gattis Elementary is down the road, and Cedar Ridge High School is right around the corner, known for strong sports programs. Confirm school zoning for the specific address.

Who it fits: pros and cons

Pros

  • A location close to Dell, SH 45 and Old Settlers Park
  • A high-end builder at a reasonable price
  • New amenity center with a pool, dog park and pickleball
  • A lower tax rate than some newer nearby communities
  • Landscaping included in the HOA

Trade-offs

  • The $218 monthly HOA is higher than many neighborhoods, even if landscaping offsets it
  • The "condo" label can raise questions with some buyers and lenders, so understand it before you write an offer

My honest take
Double Creek Crossing is one of the most compelling neighborhoods in Round Rock right now. The location is hard to beat, David Weekley is a builder I trust to take care of its buyers, and the tax rate is nicer than a lot of newer communities nearby. Don't let the word condo or the HOA number scare you off until you see how it actually lives.
