Cielo, Round Rock: Gated New Construction Under $500,000

Cielo is a gated new-construction community by Masonwood on the line between Round Rock and Pflugerville, zoned to Round Rock ISD, right at the I-35 and SH 45 interchange. As of my November 2025 tour, homes started in the mid-to-high $300s and most topped out under $500,000. It's one of the most compelling new construction opportunities anywhere around the Round Rock, Pflugerville and North Austin suburbs.

Location: Round Rock or Pflugerville?

You'll see a Pflugerville street address on Cielo homes, but the neighborhood is a little sliver just outside city limits, right on the line between Round Rock and Pflugerville, and it's zoned to Round Rock ISD.

The location is the headline. You're right at the intersection of I-35 and SH 45:

  • The Domain: about 12 minutes
  • Dell: just north of you
  • H-E-B: about 4 minutes away off Greenlawn
  • An easy shot into Austin, Round Rock or Georgetown

Old Settlers Park is nearby too. As of November 2025 it was getting a massive renovation, with a new amphitheater and a remodeled water park. If location really matters to you, this is an awesome one.

The District

Just across Greenlawn, a development called The District is planned. Picture a Domain-style center: about 65 acres of mixed-use office and retail with a large courtyard. It's about a 2-minute drive, and you could easily walk there. As of November 2025 it was still planned, so timing is worth watching.

Homes, builder and layout

Masonwood is the builder, and they've done a really cool job bringing a contemporary spin. These houses are really sharp looking.

Homes start at about 1,300 square feet and go up to larger two-story plans. You can build from scratch or buy a move-in-ready home.

The neighborhood is split into east and west sections by Jazz Drive. Both sides are gated with private streets, which is very hard to find at this price.

About the condo label. Technically Cielo is a condo community because of zoning, but the homes are detached. You still get a survey, you own and maintain your yard, and you share no walls. In every practical way it lives like a single-family home. While it technically is a condo, don't let that scare you. Lots are fairly narrow, so it's more of a lock-and-leave setup than a big-backyard one.

Schools

Cielo is zoned for Round Rock ISD. Cedar Ridge High School is very highly rated and has strong sports programs. IDEA Public Schools' Round Rock campus, rated 8 out of 10 on GreatSchools when I filmed, is around the corner too. Confirm zoning for the specific address.

Taxes and HOA

As of November 2025:

  • Tax rate: about 2%, which is very reasonable for this area and far lower than some of the suburbs you're probably comparing.
  • HOA: $90 a month, incredibly low for a gated community.

There's no community pool or amenity center. The Round Rock rec center is just up the street with an affordable membership. That's so much less expensive than paying a larger HOA every month for a pool you hardly use.

Who it fits: pros and cons

Pros

  • A location right at I-35 and SH 45, close to the Domain and Dell
  • Round Rock ISD at this price point
  • Gated with private streets
  • A $90 monthly HOA and about a 2% tax rate as of November 2025
  • New construction with a contemporary look

Trade-offs

  • No community pool or amenities
  • Narrow lots, so smaller yards
  • The condo label and Pflugerville address take some explaining

All the potential cons are so easily overtaken by the location.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
If you want new construction under $500,000, in Round Rock ISD, in a location this central, Cielo is one of the best options I've seen. It's gated, the HOA is low and Masonwood's homes look sharp. You give up a pool and a big yard, but all the potential cons are so easily overtaken by the location.
