Buyers are already watching Cielo
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Cielo tour covers the gated east and west sections, Masonwood's contemporary homes, the I-35 and SH 45 location and the planned District across Greenlawn.
Those viewers are your buyers: Dell and Domain commuters who want to be right at I-35 and SH 45, first-time buyers who want Round Rock ISD and a gated street, and people who'd rather lock and leave than keep up a big yard. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Cielo home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Cielo lifestyle, from the gated private streets to the I-35 and SH 45 location next to the planned District. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Cielo the location sells a lot of the home. You're right at I-35 and SH 45, about 12 minutes from the Domain and just south of Dell, H-E-B is about 4 minutes away, and the planned District across Greenlawn is close enough to walk.
I never assume a buyer knows the area. Many of the people looking at Cielo are relocating and don't know where the Round Rock and Pflugerville line falls. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Cielo
Selling a resale in Cielo is different from selling in an established neighborhood. Here's what I plan around:
- Builder competition. Masonwood was still selling new and move-in-ready homes here as of my November 2025 tour. Buyers may walk the model before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- The condo label and the Pflugerville address. Cielo is technically a condo community because of zoning, and homes have a Pflugerville address while being zoned to Round Rock ISD. The homes are detached, with a survey and no shared walls. I explain that clearly in the listing so it doesn't scare a buyer off.
- No pool, narrow lots. There's no community pool, and lots are fairly narrow. I lead with what buyers get instead: a gated street, a low-maintenance yard and a location that's hard to match.
Honest pricing matters too. I'll show you what's actually selling in Cielo and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
