Selling your home in the Hills of Bear Creek

If you're selling a home in the Hills of Bear Creek, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Hills of Bear Creek tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured the Hills of Bear Creek on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Hills of Bear Creek

Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Hills of Bear Creek tour covers the pool and amenity center, the home sizes and garages, and why this is a true single-family neighborhood.

Those viewers are your buyers: relocating families who want a bigger home and a real yard, buyers who don't want a condo-ized home on a fire-lane street, and people comparing it with Creekside at Estancia and homes farther south in Buda. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Hills of Bear Creek home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Hills of Bear Creek lifestyle, from the beach-entry pool to Manchaca favorites like Armadillo Den and Buda's Main Street. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in the Hills of Bear Creek the lifestyle sells a lot of the home. You have regular streets, real yards and a beach-entry pool, with Armadillo Den and Lustre Pearl down Manchaca and Buda's Main Street a short drive away.

I never assume a buyer knows the area. A lot of buyers think every new home in South Austin is on a small lot along a private fire-lane road, and they need to see that this one isn't. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in the Hills of Bear Creek

Selling a resale in the Hills of Bear Creek is different from selling in South Austin's newer condo-ized communities. Here's what I plan around:

  • The final phase. The builder was on the final phase when I filmed in January 2025, so some buyers will compare your home with new construction. Your home has to show at least that well, and being finished and settled is an advantage.
  • Your advantage over condo-ized homes. Regular streets, real yards and 2.5- or 3-car garages are hard to find this close in. I lead the marketing with that.
  • The drive. Most errands are a drive. I show buyers how short and easy it is, from Manchaca to Buda's Main Street, so they see how it actually lives.

Honest pricing matters too. I'll show you what's actually selling in the Hills of Bear Creek and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Hills of Bear Creek: questions I get asked

Who is a good Realtor to sell my home in the Hills of Bear Creek, Austin?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed the Hills of Bear Creek on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in the Hills of Bear Creek?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
What do buyers compare the Hills of Bear Creek with?
The newer condo-ized communities in South Austin and homes farther south in Buda. To get a comparable home at a comparable price, buyers usually have to go a lot farther south, and I make that clear in the marketing.
Does the tax rate help sell a home in the Hills of Bear Creek?
It can. Buyers moving to Texas are often surprised by property taxes, and the Hills of Bear Creek sits outside a lot of the city taxes. I put the current rate in front of buyers upfront.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Hills of Bear Creek home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Hills of Bear Creek home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
