Buyers are already watching Pioneer Hill
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Pioneer Hill tour covers the modern D.R. Horton architecture, the hilly greenbelt lots, the amenities and the commute to Samsung, Dell, GM and Tesla.
Those viewers are your buyers: people commuting to Samsung, Dell, General Motors or Tesla, buyers who want a newer, modern-looking home in Northeast Austin, and people comparing Pioneer Hill with Pioneer Crossing nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Pioneer Hill home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Pioneer Hill lifestyle, from the pool and walking paths to a short drive to Samsung, Dell and GM. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Pioneer Hill the lifestyle sells a lot of the home. The neighborhood is hilly, which is unusual for Central Texas, so some homes have views and quite a few back to greenbelt. There's a pool, an indoor event space, a playground and sidewalks throughout, and Samsung, Dell and GM are 5-10 minutes away.
I never assume a buyer knows the area. Many buyers are relocating for jobs off Parmer and don't expect a hilly, quiet neighborhood this close to 290 and I-35. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Pioneer Hill
Selling a resale in Pioneer Hill is different from selling in a typical builder subdivision. Here's what I plan around:
- Rare inventory. When I filmed in April 2024, there wasn't a single home for sale. People generally don't move from here. That works in your favor, and it means the buyers who've been waiting need to hear about your home the day it launches.
- Standing out among similar homes. Many homes share the same modern style and size range. What sets yours apart is often the lot, whether it's greenbelt, a view or a quiet street, and that's what I lead with in your photos and video.
- Buyers comparing nearby. Your buyer may also be looking at Pioneer Crossing and newer North Austin communities like Evelyn. Buyers ask about the tax rate, and I address it upfront along with how much home they get for the money here.
Honest pricing matters too. I'll show you what's actually selling in Pioneer Hill and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
