Buyers are already watching Bar W Ranch
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Bar W Ranch tour covers the new Bar W Marketplace, the Bar W Ranch Blvd connection to 183, the amenity center and D.R. Horton's single-story plans.
Those viewers are your buyers: relocating families who want Liberty Hill ISD with a Leander address, people comparing Bar W Ranch with Rancho Sienna across the street, and buyers who need bedrooms without stairs. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Bar W Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Bar W Ranch lifestyle, from the H-E-B at Bar W Marketplace to one stop sign and one stoplight to the 183 toll road. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Bar W Ranch the lifestyle sells a lot of the home. As of my May 2026 tour, a huge H-E-B and Torchy's sit at the front of the neighborhood, Bar W Elementary is on site, and Bar W Ranch Blvd gets you to the 183 toll road without crawling down Ronald Reagan.
I never assume a buyer knows the area. Many of the people touring Bar W Ranch are relocating and don't know the area has changed since 2020, or that a Leander address here means Liberty Hill ISD. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Bar W Ranch
Selling a resale in Bar W Ranch is different from selling in an older, finished neighborhood. Here's what I plan around:
- Builder competition. D.R. Horton was still building here, with one or two more phases left, as of my May 2026 tour. Buyers can walk a brand-new home down the street, so yours has to be presented at least that well. Staging, sunset photos and video do that work.
- The tax question. Bar W Ranch sits between several school districts and city limits, and buyers ask about the tax rate, especially next to Rancho Sienna across the street. I address it up front, with real carrying costs, so it doesn't stall a buyer after the showing.
- What's changed. Plenty of buyers still picture the old Ronald Reagan stoplights and long grocery runs. Your video shows the marketplace and the new road, and if you have a single-story plan, especially the rare single-story 5-bedroom, I make sure buyers see it.
Honest pricing matters too. I'll show you what's actually selling in Bar W Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
