Buyers are already watching Hilltop Ranch
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Hilltop Ranch tour covers the acre homesites, some up to about 2 acres, the trees and elevation on certain lots, Drees' floor plans and the location near Old Leander and Northline.
Those viewers are your buyers: relocating families who came to Texas for space, buyers moving up to a custom-feeling home, and people comparing Hilltop Ranch with Leander Estates across the street and Woodland Estates nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Hilltop Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Hilltop Ranch lifestyle, from acre homesites with trees to Old Leander and Northline down the road. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Hilltop Ranch the lifestyle sells a lot of the home. Lots run about an acre, some upwards of 2, with trees and some elevation. Old Leander is about 10 minutes away, Northline is a straight shot and 183 gets you to the Domain, Apple and Dell.
I never assume a buyer knows the area. Many of the people touring Hilltop Ranch are relocating and came to Texas for space, but don't know this corner of Leander. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Hilltop Ranch
Selling a resale in Hilltop Ranch is different from selling a typical subdivision home. Here's what I plan around:
- Drees is still selling. When I filmed in August 2025, Drees had only two homes vertical and most lots still available. Your home will likely be shown next to a model and a design center, so staging, sunset photos and video have to match that.
- Other acre communities. Leander Estates is across the street and Woodland Estates is nearby, and I've filmed both. Buyers will compare them, so I show what your lot, trees and finished home offer that a new build doesn't.
- The lot does the selling. On acreage, the land is a big part of what buyers pay for. Your video shows the trees, the elevation and the space, which photos alone can't do.
Honest pricing matters too. I'll show you what's actually selling in Hilltop Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
