Selling your home in Trails at Wildhorse

If you're selling a home in Trails at Wildhorse, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Trails at Wildhorse tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Trails at Wildhorse on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Trails at Wildhorse

Most people moving to the Manor and East Austin area start on YouTube, long before they call an agent or book a showing. My Manor-area neighborhood tours have been watched 16,895 times, and my Trails at Wildhorse tour covers D.R. Horton's homes, the greenbelt lots and the trail that runs along the neighborhood toward downtown Austin.

Those viewers are your buyers: people who want a newer home at a moderate price with an Austin address, people who ride or run and want the trail at their back fence, and people comparing Trails at Wildhorse with Wild Horse Ranch and Whisper Valley. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Trails at Wildhorse home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Trails at Wildhorse lifestyle, from the trail toward downtown Austin to kayaking on Decker Lake. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Trails at Wildhorse the lifestyle sells a lot of the home. The trail connecting Manor to downtown Austin runs along the neighborhood, and some homesites back right up to it. Decker Lake is close for kayaking, there are multiple parks, and SH-130 gets you to Tesla and the airport.

I never assume a buyer knows the area. Many buyers don't realize it has an Austin address, not a Manor one, or how easy the drive is on 969, 290 or SH-130. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Trails at Wildhorse

Selling a resale in Trails at Wildhorse is different from selling in an older East Austin neighborhood. Here's what I plan around:

  • D.R. Horton and incentives. The whole community is self-developed by D.R. Horton, and incentives were a big part of pricing when I filmed in October 2025. If D.R. Horton is still selling when you list, buyers will compare your home with a new one plus incentives. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
  • Buyers comparing the east side. Your buyer may also be looking at Wild Horse Ranch, Whisper Valley and Monarch Ranch. I've filmed them all, so I can show what yours offers: an Austin address, a modest HOA, a tax rate lower than a lot of the area when I filmed, and maybe a greenbelt lot or the trail out back.

Honest pricing matters too. I'll show you what's actually selling in Trails at Wildhorse and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Trails at Wildhorse: questions I get asked

Who is a good Realtor to sell my home in Trails at Wildhorse, Manor?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed Trails at Wildhorse on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Trails at Wildhorse?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
Does backing to the trail help sell a home in Trails at Wildhorse?
The trail is what makes this community most unique. Some homesites back right up to the Manor-to-downtown trail, and there's a good selection of greenbelt lots. If your home has one, the video shows it.
Is Trails at Wildhorse in Austin or Manor?
It has an Austin address, not a Manor one, even though I think of it as part of the East Austin and Manor area. I make that clear in your listing, because a lot of buyers don't know it.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Trails at Wildhorse home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Trails at Wildhorse home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
