Buyers are already watching Wild Horse Ranch
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my Wild Horse Ranch tour covers the hilltop amenity center with its downtown skyline view, Milestone's new section, the Manor ISD schools and the drive to Tesla, Samsung and the airport.
Those viewers are your buyers: buyers who want an easy drive to Tesla, Samsung or the airport, people comparing Wild Horse Ranch with Manor proper and Whisper Valley, and people who ride or run and want the route along Palmer at the entrance. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Wild Horse Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Wild Horse Ranch lifestyle, from the hilltop pool with a view of the downtown skyline to the cycling route along Palmer. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Wild Horse Ranch the lifestyle sells a lot of the home. The amenity center sits on the only real hill around here, with a resort-style pool, a fitness center and a view of the downtown skyline. The land rolls, so there are greenbelt lots, pond lots and real views. And a regional cycling and running route runs right past the entrance.
I never assume a buyer knows the area. Many buyers see the Austin address and don't know it's Manor ISD, or how easy the airport, Samsung and Tesla are from here. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Wild Horse Ranch
Selling a resale in Wild Horse Ranch is different from selling in Manor proper. Here's what I plan around:
- Milestone's new section. Milestone was building Saddle Ridge at Wild Horse Ranch when I filmed in September 2026, and they build an exceptional product for the price. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- The Austin address and Manor ISD. Buyers are often surprised it's Manor ISD, and Wild Horse Elementary isn't open as a school yet. I address both up front, so the buyers who tour already know.
- What sets it apart. Your buyer is often comparing Wild Horse Ranch with Manor proper and Whisper Valley. I can show them the amenities, the low HOA, the tax advantage of being inside Austin city limits and the fact that it isn't next to the landfill.
Honest pricing matters too. I'll show you what's actually selling in Wild Horse Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
