Buyers are already watching Kuempel Estates
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Kuempel Estates tour covers why the tax rate is lower here with no PID, the HOA that includes AT&T fiber internet, the greenbelt lots and the model home.
Those viewers are your buyers: people who care more about their monthly payment than a community pool, families who want to walk to the schools in Carmel, and people comparing Kuempel Estates with Carmel next door. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Kuempel Estates home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Kuempel Estates lifestyle, from the greenbelt walking paths to Lake Pflugerville and the new H-E-B nearby. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Kuempel Estates the lifestyle sells a lot of the home. The elementary, middle and high school next door in Carmel are within walking distance, the greenbelt trails connect, and Lake Pflugerville and the big new H-E-B are close by.
I never assume a buyer knows the area. Many buyers are relocating and don't know what a PID is, or why it matters that Kuempel Estates doesn't have one. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Kuempel Estates
Selling a resale in Kuempel Estates is different from selling in an older, finished neighborhood. Here's what I plan around:
- Builder competition. When I filmed in August 2025, the builder was in the early stages here, with two models open and more to come. Buyers can pick a new home and its options, so a resale has to show at least as well as the model and make the upgrades already in it obvious.
- Buyers comparing it with Carmel. Carmel next door has the pool. Kuempel Estates has the lower tax rate and fiber internet in the HOA. I make that trade clear up front so the buyers who care about the monthly payment find your home.
- No amenity center. There's no pool, and no access to Carmel's. I lead with what buyers get instead: walkable schools, connected trails and greenbelt lots.
Honest pricing matters too. I'll show you what's actually selling in Kuempel Estates and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
