Carmel in Pflugerville: Three Schools Inside the Neighborhood

Carmel is a nearly-new neighborhood on the far east side of Pflugerville with an elementary, middle and high school all inside it. It's sold out of new construction, so today you're buying nearly-new resales. When I toured in August 2025, prices ran from the low $300s to the mid $600s.

Location and what's nearby

Carmel is on the very east side of Pflugerville. Pflugerville is the first suburb north of Austin, and it's one of the most diverse suburbs in the Austin area.

What's close:

  • H-E-B. The new one is just down the street.
  • Lake Pflugerville. Right next door. It's a city park and reservoir with a beach section.
  • Stone Hill Shopping Center. Around the corner, with Costco, Target, Home Depot and Torchy's Tacos.

I can find you a floor plan you probably like. But what it's actually like to live somewhere is what matters most, and day to day, Carmel is convenient.

Schools inside the neighborhood

This is the reason a lot of people look at Carmel. The elementary, middle and high school are all within the neighborhood, and they're some of the highest-rated schools in Pflugerville ISD.

Even if school-age kids aren't your life stage right now, it's really good for resale value.

Amenities

Carmel has a big community pool, a couple of pocket parks and a lot of walking paths. When I filmed in August 2025, more amenities were in the works.

The walking trails also connect to Kuempel Estates, the newer pocket built next door.

Homes and prices

Carmel had multiple builders, so there's a real mix:

  • Traditional single-family homes
  • Rear-entry garage homes, which are low maintenance and lock-and-leave
  • Homes with 3-car garage options
  • Some heavily optioned homes with double-height ceilings

On main roads like Wolf Pack Drive, homes have set-off access driveways separated from the main road. So your kids still have room to play out front, away from traffic.

As of August 2025, prices ran from the low $300s up to the mid-to-high $600s. It's sold out of new construction, so you're buying resales, and most are nearly new. Kind of everything you could want, you could probably find in here.

HOA and tax rate

As of my August 2025 tour:

  • HOA: $60 a month. Not bad at all for the pool and parks you get.
  • Tax rate: 2.44%. That's pretty normal for Pflugerville, not wild at all.

Carmel is in a PID, which is part of why its rate is higher than Kuempel Estates next door. Kuempel Estates was about 1.9% in August 2025, but it has no pool and isn't part of the Carmel HOA. It's worth comparing the two if you're shopping this side of town.

Who Carmel fits

Pros:

  • Elementary, middle and high school inside the neighborhood
  • Community pool, pocket parks and walking paths
  • Modest HOA
  • Nearly-new homes across a wide price range
  • Next to Lake Pflugerville, close to H-E-B and Stone Hill

Cons:

  • No more new construction from the builders
  • 2.44% tax rate is higher than a no-PID neighborhood like Kuempel Estates

Carmel fits families who want the schools close by, and anyone thinking about resale. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Carmel has some of the best schools in Pflugerville right inside the neighborhood, and that's hard to find. Even if kids aren't in your plans, that's really good for resale. The HOA and tax rate are both modest, and the homes are nearly new. If you want to see Carmel, call or text me at (512) 983-7331, or email mason@masonsellsaustin.com.— Mason Bleasdell
