Buyers are already watching Carmel
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Carmel tour covers the elementary, middle and high school inside the neighborhood, the community pool and walking paths, and Lake Pflugerville right next door.
Those viewers are your buyers: families who want all three schools close by, people comparing Carmel with Kuempel Estates next door, and buyers who want a nearly-new home without waiting on a build. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Carmel home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Carmel lifestyle, from the three schools inside the neighborhood to Lake Pflugerville next door. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Carmel the lifestyle sells a lot of the home. The elementary, middle and high school are all inside the neighborhood, Lake Pflugerville and its beach are next door, and the new H-E-B is just down the street.
I never assume a buyer knows the area. Many buyers looking at Carmel are relocating and have never heard of Lake Pflugerville or Stone Hill. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Carmel
Selling a resale in Carmel is different from selling in a community that's still building. Carmel is sold out of new construction, so every seller here is competing on resale. Here's what I plan around:
- New construction next door. Kuempel Estates, carved off right next to Carmel, was selling new homes when I filmed in August 2025, and with no PID its tax rate is lower. Buyers compare the two. I show what Carmel has that Kuempel Estates doesn't: the pool, the pocket parks and being part of the Carmel HOA.
- Nearly-new homes side by side. Carmel had multiple builders and most homes are close in age, so yours competes with others that look a lot alike. Rear-entry garages, 3-car garages, double-height ceilings and set-off driveways on main roads like Wolf Pack Drive are the details I put on video.
Honest pricing matters too. I'll show you what's actually selling in Carmel and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
