Sorento is one of the newer communities in Pflugerville, directly across the street from Lake Pflugerville and a stone's throw from Stone Hill Shopping Center. It has everything from standalone townhomes to 3,800 sq ft houses. When I toured in March 2023, prices ran from about $300,000 to about $800,000.

The neighborhood

Sorento is one of the newest communities in Pflugerville, so a lot of the construction is newer and the trees are still small. Walking trails run throughout, and the main entrance dead-ends right at the amenity center. This neighborhood is really going to mature well.

It's also very close to the middle school and high school for the area.

Lake Pflugerville

Lake Pflugerville is directly across the street. It's the reservoir that supplies Pflugerville and much of Round Rock. You can swim, paddleboard and kayak (no motorized boats), it's stocked for fishing, and the city built a sand beach.

Being able to head down and hang out on an actual beach in Pflugerville is almost unheard of.

Homes, prices and days on market

There's something here for pretty much everybody.

As of March 2023:

  • Homes ran from 1,100 sq ft to 3,800 sq ft, with 2 to 5 bedrooms.
  • Prices ran from about $300,000 to about $800,000. Most homes near $300,000 were townhome units.
  • Greater Austin's average days on market for closed homes was up in the 70s. In Sorento, I was seeing a median of 9 days and an average of 31. That says it all.

The average household income was a touch over $100,000 a year, with a lot of people in management. It's very diverse in age and race.

The standalone townhome section

Sorento has a small townhome section, and these are completely standalone. They don't share any walls with neighbors. They're just a more compact footprint with less yard to maintain.

  • About 1,100 to close to 2,000 sq ft
  • Garages on almost all of them, some alley-loaded in the back and some detached in front
  • A small section, so there are usually only a couple for sale at a time

The downside: the commute

Every area has cons, and I'd be lying if I said there weren't a couple here. The number one complaint in Sorento is the commute.

You mainly get in and out on the SH130 and SH45 toll roads. As of March 2023:

  • Avoiding tolls: plan on about 45 to 50 minutes to downtown at peak rush hour.
  • With tolls, no traffic: downtown in about 30 minutes.
  • About 15 minutes to downtown Round Rock and about 30 minutes to Cedar Park. The Domain is close via SH45.

The flip side is that day to day, you're about five minutes from almost anything. Stone Hill has Costco, Target, Home Depot, banks and restaurants.

Who Sorento fits

Pros:

  • Across the street from Lake Pflugerville and its beach
  • Wide range of home sizes and prices, including standalone townhomes
  • Close to the middle and high school
  • Homes sold fast when I filmed
  • About five minutes from Stone Hill

Cons:

  • The commute into Austin, especially without tolls
  • Young trees, since it's a newer neighborhood

Sorento fits people who want a newer home near the lake, and whose work doesn't mean a daily drive downtown at rush hour. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Sorento is going to mature really well. You've got an actual beach across the street, Stone Hill five minutes away and a real range of homes, from standalone townhomes to big family houses. I won't pretend the commute is great. If you're driving downtown every day at rush hour, plan for it. For a lot of people, though, the trade is worth it.
