The amenity center
When people kick around the term resort-style amenities, this is what they're talking about. It's not overdone and it's not underdone.
- A 1,400 sq ft event space
- A pool with a beach entry, a small covered kiddie area and lap lanes
- A fully covered, shaded playground. If you've been in the Texas sun in August, you know neither you nor your kids want to touch metal.
- Volleyball courts
- Miles of walking trails through maintained park space
Schools and families
Avalon has an elementary school on site. Your kids can go to school with their neighbors and walk or bike there.
Families are the largest group here by far, over 80% when I filmed. Every client I've helped in Avalon has had kids.
Location and shopping
Avalon sits at the SH45 and SH130 intersection. Stone Hill Shopping Center is around the corner, with Target, hardware stores and gyms, including mine. Costco and movie theaters are close, and there's an H-E-B nearby. In 2023 another H-E-B was under construction; by early 2025 the new one on the east side had opened.
When I filmed, all of that was within a 5-minute drive.
Tolls and the Kelly Lane downside
Both SH45 and SH130 are toll roads. If you commute into Austin, or down 45 to Dell or Apple, realistically expect to spend a decent bit on tolls. That's just the reality out here. The trade-off is you skip a lot of I-35 traffic.
The other downside when I filmed was Kelly Lane, where SH45 ends and the road narrowed to two lanes. It was being expanded to four. As of my October 2025 Pflugerville guide, the Kelly Lane extension east of SH130 had opened, and it has completely transformed commute times.
Beyond that, there basically aren't any big downsides.
Homes, prices and resale
Avalon has a variety of builders, and many homes have added pools. You can tell a lot by how much pride people take in their homes, and it shows here.
As of November 2023:
- About 1,200-1,300 sq ft homes were right around $400,000, a little under.
- 3,000+ sq ft homes with 3-car garages averaged in the very low $700s.
- Only about nine homes were for sale.
It's a smaller community, and people tend to stay a long time. Average days on market here has been significantly below the Pflugerville average.
Who Avalon fits
Pros:
- Resort-style amenities that aren't overdone
- On-site elementary school
- Stone Hill, Costco and H-E-B within minutes
- Homes sell faster than the Pflugerville average
Cons:
- You'll likely pay tolls to commute
- Limited inventory, since people tend to stay
Avalon fits families who want amenities and a walkable elementary school. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Avalon
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
