Buyers are already watching Avalon
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Avalon tour covers the amenity center with its beach-entry pool and shaded playground, the elementary school on site and Stone Hill Shopping Center around the corner.
Those viewers are your buyers: relocating families who want an elementary school their kids can walk to, people comparing Avalon with Falcon Pointe and Blackhawk, and people who want resort-style amenities in a smaller community. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Avalon home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Avalon lifestyle, from the beach-entry pool and shaded playground to Stone Hill Shopping Center around the corner. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Avalon the lifestyle sells a lot of the home. Kids can walk or bike to the elementary school with their neighbors, the amenity center has a beach-entry pool, a fully shaded playground and volleyball courts, and Stone Hill, Costco and H-E-B were all within about 5 minutes when I filmed.
I never assume a buyer knows the area. Many of the families touring Avalon are relocating and don't know what SH45 and SH130 mean for their day. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Avalon
Selling a resale in Avalon is different from selling in a huge master-planned community. Here's what I plan around:
- Buyers comparing neighborhoods. Avalon buyers are often also looking at Falcon Pointe and Blackhawk, and I've filmed both. I show what Avalon does well for its size: an elementary school on site and amenities that aren't overdone.
- Few homes, ready buyers. People tend to stay in Avalon a long time, and only about nine homes were for sale when I filmed in November 2023. The buyers waiting for an Avalon home are ready, so your launch has to reach them and their agents on day one.
- The commute question. Buyers ask about tolls and Kelly Lane. I answer it up front: SH45 and SH130 skip a lot of I-35 traffic, and as of my October 2025 Pflugerville guide, the Kelly Lane extension had opened.
Honest pricing matters too. I'll show you what's actually selling in Avalon and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
