Status and timeline
When I filmed this first look in July 2024, the streets and utilities were in and the lots were divided, but no homes had been started yet. Brohn was expecting the first closings by the end of 2024. I'm happy to tell you what's available now.
Location: The Pitch, East Village and more
This location is so rad for so many reasons.
- The Pitch is a couple of minutes away: four restaurants, outdoor seating, big TVs, practice fields for Austin FC teams, live music, a fishing lake and full-spec pickleball courts with tournaments. It's a super fun place to catch a game, grab a beer and have a burger.
- East Village, off Parmer, is billed as a "miniature Domain." It will connect up to Howard, right across the street from Edgebrooke.
- Employers: Samsung's semiconductor plant and General Motors (next to The Pitch) are right nearby.
- New development on Howard: retail, restaurants and a brewery opening soon, as of July 2024.
- Errands: H-E-B is 5 minutes away, with easy access to Stone Hill.
You're right on the edge of living urban. It has a suburban feel, but you're close to things and not driving forever.
Schools nearby
Edgebrooke is right in the middle of public charter and private options, just down Howard or Parmer:
- BASIS (charter)
- IDEA (charter)
- Brentwood Christian School (private)
Charter schools require an application, so plan ahead.
Prices, tax rate and HOA

- Prices: starting in the low $300s up to the mid $400s. An amazing value.
- Tax rate: 1.6%. That's crazy low, especially for this area.
- HOA: $45 a month.
Planned amenities include an amenity center with pickleball courts and trails through the greenbelt spaces.
The builder: Brohn Homes
I've sold a lot of new construction, and I've worked with Brohn Homes on multiple occasions, so I know how they work from contract to closing.

Selling in Edgebrooke
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
