Where it is
Upper East End sits one road over from Parmer. From the top of the hill you can see the Samsung semiconductor plant across the road.
What's nearby:
- East Village, a mixed-use development with retail, restaurants, shopping and apartment-style condos, was supposed to open in fall 2024. It's bicycle distance.
- Northeast Metro Park, one of the biggest metropolitan parks in the Austin area, with a BMX spot, hiking and soccer games. BMX isn't my thing, but it's really cool.
- Day-to-day needs within about 10 minutes, including a couple of H-E-Bs.
You're tucked away and it starts to feel suburban when you get here, but you're so close to everything.
The homes
Taylor Morrison is a national builder that's very well respected in Austin. Here they built in a more contemporary style, with modern finishes and exterior facades. You don't see that often in this area.
The homes are all between about 1,800 and 2,100 sq ft, laid out a few different ways with a few different options.
Greenbelt lots
Because of how the community is shaped, a lot of homes back to greenbelt. Some sit up high over a dry creek area, which gives you natural privacy in the backyard.
Tax rate, HOA and prices
As of my June 2024 tour:
- Tax rate: 2%. East Village, across the road, has an extra MUD tax on top of that. If you're going to spend that money every month, you might as well put it toward your equity.
- HOA: $119 a quarter. There are no amenities. The amenities are the location and what's nearby. The HOA maintains the trails and common areas.
- Prices: the very low $400s before incentives, and some buyers negotiated down into the $300s.
Availability
When I filmed in June 2024, Upper East End was almost completely done with construction, so there weren't many new-build opportunities left. Going forward, expect most homes here to be resales. Reach out and I'll tell you what's available now.
Who Upper East End fits
Pros:
- Close-in location near Parmer, Samsung and East Village
- Contemporary style that's rare around here
- 2% tax rate with no extra MUD tax
- Low HOA
- Greenbelt lots with natural privacy
Cons:
- No pool or amenity center
- Homes fall in a narrow size range
- Few new builds left as of mid-2024
It fits buyers who care more about location and a lower monthly payment than a neighborhood pool. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Upper East End
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
