Location and commute
Lisso sits just off Wells Branch Parkway, right north of the Austin border. You get a Pflugerville address and Pflugerville ISD, and you're literally 5 to 10 minutes from everything.
There's an Amazon warehouse you can see from the community. SH130 is easy to reach for the airport and the Tesla Gigafactory, and Stone Hill Shopping Center is down the road.
If you want a suburban feel but don't want to be all the way out in a true suburb, this is a really good balance.
Charter and private schools nearby
This is one of the best and most overlooked things about Lisso. Three public charter schools are within about a mile along Wells Branch:
- IDEA
- BASIS
- Harmony
Austin Classical School and Brentwood Christian School are also very close. In my October 2025 Pflugerville guide, I noted the new BASIS campus at 10th Street and Wells Branch is K-12. Charter schools require an application and can be competitive, so plan ahead.
The neighborhood's zoned public schools are in Pflugerville ISD.
The builder: Taylor Morrison
Taylor Morrison is a very well-regarded premium builder across the country. You'll see stone work, stucco and premium products here. It's not your bottom-of-the-barrel, cheapest-everything builder.
At the design center you choose interior colors, cabinets, countertops and exterior elevations. When I filmed, there were also inventory homes with some really amazing deals.
Amenities and lots
As of February 2025, Lisso had:
- A soccer field
- A pickleball court (built)
- A pool well underway, expected by that summer
- A playground and a sandbox
- Walking paths through greenbelts
Greenbelt lots were available, especially in the newly opened sections.
Homes, prices, HOA and taxes
Homes range from smaller single-stories up to about 3,000 sq ft. Some of the wider lots allow a 3-car garage.
As of my February 2025 tour:
- Prices: low $400,000s to just over $600,000 for larger homes with upgrades like a 3-car garage.
- HOA: $135 a quarter, so $40-something a month. Extremely reasonable for the amenities.
- Tax rate: 2.1%. Some areas down the road, like ShadowGlen, were up near 2.4%. On a $600,000 house, that really adds up.
Who Lisso fits
Pros:
- Close-in location just north of Austin
- Three public charter schools within about a mile
- Premium builder with design-center choices
- Low HOA and a reasonable tax rate
- Pool, pickleball, soccer field and greenbelt trails
Cons:
- It's new, so expect construction nearby for a while
- Charter schools require applications and aren't guaranteed
Lisso fits people who want new construction and a real suburban feel without a long drive into Austin. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Lisso
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
