Location

Village at Northtown is right off Wells Branch, just barely north of Austin, sandwiched between Heatherwilde and Howard. Howard takes you right to I-35. You're between SH130, I-35 and SH45.

As of December 2022:

• The Domain: about 15 minutes.
• I-35: about 5 minutes, then downtown in about 10 more.
• Round Rock: about 15 minutes.

Nearby you've got Korean BBQ, Indian, Mexican, Mediterranean and pizza, and you're equidistant between two H-E-Bs. The Pitch and several breweries are close. Dell and GM are at Tech Ridge, and Dell's biggest campus is in Round Rock. Walmart, Costco, Typhoon Texas, the Pfluger Park trail system and Lake Pflugerville are all nearby.

It feels and lives like a suburb, but you don't have to give up the location of being in the city.

Northtown Park

Northtown Park sits right behind the community. (It shows up as "Stoney Creek Park" on Google Maps.) It's one of the nicest parks anywhere around Austin:

• An 18-hole championship disc golf course
• Acres of paved trails
• An outdoor gym and picnic benches
• A professionally maintained soccer field
• Ponds, a pavilion and playgrounds
• A dog park split into large-dog and small-dog areas

I use it almost every single day. And yes, many frisbees are at the bottom of that pond.

Lots and the community map

There are only 76 home sites, so it's a smaller, more tight-knit community.

• Barron Elementary is at the southwest corner, literally across the street.
• Jackson Browning Lane lots are greenbelt lots with a pond, backing directly to Northtown Park.
• Many lots have no rear neighbors.
• This is one of KB Home's largest-backyard communities, with some of the deepest lots they offer in the Austin area.

When I filmed, retail and apartment complexes were going up nearby, and you could see the Domain towers from the site.

Floor plans and options

KB Home is one of Texas' largest builders. As of December 2022, plans ran from 1,360 to 2,586 sq ft, with 3 to 5 bedrooms in one- and two-story designs. The two models were the 1908 and the 1360.

• The 1908: 9-foot ceilings, open concept, granite standard, a half bath downstairs, a large primary with a sitting area and walk-in closet, and a big loft.
• The 1360: a single-story with a great room, a den/office option, three bedrooms and the primary in back with a large walk-in closet. Options include an extended patio and a fireplace. In my opinion, it's one of the best layouts for the square footage I've ever dealt with.
• Larger plans: options for a 5th bedroom with a full bath, a covered patio, a fireplace, extra windows and cabinets.

At the design center you choose the exterior elevation, brick color and trim and fascia colors.

Prices and negotiating

In my October 2023 Pflugerville update, homes here ranged from about $400,000 to $500,000.

Cul-de-sac and greenbelt lots carry lot premiums, and design center options cost extra. But all of these things are negotiable. I work for you, not the builder. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

Who Village at Northtown fits

Pros:

• Close-in location between Wells Branch, Howard and I-35
• Backs to Northtown Park
• Barron Elementary across the street
• Deep lots, many with no rear neighbors
• Small, tight-knit community

Cons:

• Only 76 homes, so availability is limited
• Lot premiums and design options add to the base price

It fits buyers who want new construction and a real backyard without giving up a close-in location.
