Buyers are already watching Village at Northtown
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Village at Northtown tour covers the 76 home sites and deep lots, Northtown Park right behind the community, Barron Elementary across the street and KB Home's floor plans.
Those viewers are your buyers: people who want a real backyard without giving up a close-in location, families who want Barron Elementary across the street, and people comparing Village at Northtown with Lisso nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Village at Northtown home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Village at Northtown lifestyle, from Northtown Park's disc golf course and trails to the Domain about 15 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Village at Northtown the lifestyle sells a lot of the home. Northtown Park sits right behind the community, with an 18-hole disc golf course, paved trails, ponds and a dog park. Barron Elementary is across the street, and the Domain was about 15 minutes away when I filmed.
I never assume a buyer knows the area. Many buyers are relocating and don't know that a community this close to Austin backs up to one of the nicest parks around. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Village at Northtown
Selling a resale in Village at Northtown is different from selling in a big master-planned community. Here's what I plan around:
- A small community with shared floor plans. With only 76 home sites and a set of KB Home plans, buyers may see the same layout more than once. Your lot sets it apart: Jackson Browning Lane lots back to Northtown Park, many lots have no rear neighbors, and these are some of the deepest lots KB offers in the Austin area.
- Nearby new construction. Buyers also look at Lisso and Sarah's Creek, which I've filmed too. Your home is finished, with the lot premium and design options already in, and I make sure buyers see what that's worth.
Honest pricing matters too. I'll show you what's actually selling in Village at Northtown and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
