Why Sarah's Creek: location and gas
Location, location, location. This is about as close to central as you can get for a new-construction community with gas utilities, from a high-end builder, in this price range.
That gas point matters to some buyers. Other new communities nearby, like East Village around the corner, are all-electric. If gas is important to you, for efficiency or just preference, this is a great spot.
Commute and what's nearby
Getting around is easy:
- Pecan Street takes you to I-35, and I-35 north to Round Rock.
- Wells Branch gets you to MoPac.
- SH130 is about a 7-minute drive, for the airport.
- The Domain and downtown are easy drives.
Close by you've got West Pecan Coffee, Fogonero (a Venezuelan restaurant), an H-E-B 5 minutes away and Stone Hill, with Costco and Target, within 10 minutes.
Pflugerville is a suburb, but it really does have a life of its own. My family and I chose to live not far from here.
The homes and lots
The Taylor Morrison section is a small strip inside the larger, older Sarah's Creek neighborhood.
- Lots: most are about 40 feet wide. Less yard to maintain, which is great if you like a lock-and-leave lifestyle.
- Floor plans: 3 and 4 bedrooms, and 4 bedrooms plus a loft in some. Most homes are roughly the same square footage.
- Style: more modern architecture, with windows maximized.
- Sprinklers: front and back yards.
The model I toured was the Cadence floor plan. You're getting the build quality a high-end builder commands.
The condo structure, explained
Technically, these are detached condos. That sounds odd, so here's what it means.
You own your yard and your house, inside and out, exactly like a single-family home. The quirks are that the roads are private and owned by the HOA (the street signs say "private"), and there are no sidewalks.
What does that mean practically? Almost nothing.
Prices, HOA and tax rate
As of my October 2024 tour:
- Prices: mid $400,000s, with some good incentives, especially on inventory homes.
- HOA: $100 a month. That's a little higher because it's a condo association.
- Tax rate: a staggeringly low 1.6%.
That low tax rate hugely offsets the higher HOA compared with a more typical $50 or $60 HOA.
Who Sarah's Creek fits
Pros:
- Close-in location with easy routes to I-35, MoPac and SH130
- Gas utilities in new construction
- 1.6% tax rate
- High-end builder
- Low-maintenance lots
Cons:
- Small yards, about 40-foot lots
- Private roads and no sidewalks
- HOA is higher than a typical single-family HOA
It fits buyers who want new construction close to Austin, want gas, and don't want a big yard to mow. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Sarah's Creek
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
