Buyers are already watching Sarah's Creek
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Sarah's Creek tour covers the Taylor Morrison section: the close-in location off Pecan Street, gas utilities, the lock-and-leave lots and the Cadence model.
Those viewers are your buyers: people who want high-end new-construction quality close to Austin, buyers who want gas instead of all-electric, and people who'd rather not mow a big yard. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Sarah's Creek home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Sarah's Creek lifestyle, from West Pecan Coffee and Fogonero to the easy drives to I-35 and MoPac. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Sarah's Creek the location sells a lot of the home. Pecan Street gets you to I-35 and Wells Branch gets you to MoPac, H-E-B is about 5 minutes away, and West Pecan Coffee and Fogonero are close by.
I never assume a buyer knows the area. Many buyers are relocating and don't know how close Sarah's Creek is to Austin, or that Pflugerville really does have a life of its own. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Sarah's Creek
Selling a resale in Sarah's Creek is different from selling in a typical subdivision. Here's what I plan around:
- New construction nearby. When I filmed in October 2024, Taylor Morrison had good incentives on inventory homes here, and other new communities nearby, like East Village around the corner, were competing for the same buyers. Your home has to show at least as well as a model.
- Gas utilities. East Village is all-electric. For buyers who want gas, the newer homes here stand out, and I make sure that's front and center.
- The condo question. The Taylor Morrison homes are technically detached condos, with private roads and no sidewalks. Buyers ask. I explain it up front: you own your house and yard like any single-family home, and practically it means almost nothing.
Honest pricing matters too. I'll show you what's actually selling in Sarah's Creek and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
