Buyers are already watching Lisso
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Lisso tour covers the close-in location off Wells Branch, the three charter schools within about a mile, the amenities and Taylor Morrison's homes.
Those viewers are your buyers: people who want a suburban feel without a long drive into Austin, families interested in IDEA, BASIS and Harmony nearby, and people comparing Lisso with Sarah's Creek and Village at Northtown. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Lisso home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Lisso lifestyle, from the charter schools within about a mile to the greenbelt trails, soccer field and pickleball court. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Lisso the lifestyle sells a lot of the home. You're 5 to 10 minutes from everything, three public charter schools are within about a mile along Wells Branch, and the community has a soccer field, pickleball and greenbelt trails, with a pool that was expected by summer 2025 when I filmed.
I never assume a buyer knows the area. Many buyers looking at Lisso are relocating and don't realize they can get a Pflugerville address and Pflugerville ISD this close to Austin. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Lisso
Selling a resale in Lisso is different from selling in an older neighborhood. Here's what I plan around:
- Builder competition. Taylor Morrison was still opening new sections when I filmed in February 2025, with inventory homes at some really good deals. If they're still selling when you list, buyers will compare your home with a new one with incentives. Yours has to show at least as well as the model, and the upgrades you already chose have to be obvious.
- Nearby new construction. Buyers looking at Lisso also look at Sarah's Creek, Village at Northtown and Upper East End, which I've filmed too. I show what Lisso does well: a premium builder, the amenities and the charter schools nearby.
- What makes a Lisso home stand out. Greenbelt lots, wider lots with a 3-car garage and design-center upgrades are the details I put on video.
Honest pricing matters too. I'll show you what's actually selling in Lisso and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
