Buyers are already watching Edgebrooke
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Edgebrooke video covers the location: The Pitch a couple of minutes away, East Village across Howard, Samsung and GM nearby, and the charter and private schools close by.
Those viewers are your buyers: first-time buyers looking for value, people working at Samsung and GM, and people who want new construction without feeling all the way out in the suburbs. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Edgebrooke home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Edgebrooke lifestyle, from The Pitch a couple of minutes away to East Village across Howard. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Edgebrooke the location sells a lot of the home. The Pitch has restaurants, pickleball and Austin FC practice fields a couple of minutes away, East Village is right across Howard, and H-E-B is about 5 minutes away.
I never assume a buyer knows the area. Many buyers looking at Edgebrooke are relocating, some for jobs at Samsung or GM, and they don't know how close The Pitch and East Village are. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Edgebrooke
Selling a resale in Edgebrooke is different from selling in an older neighborhood. Here's what I plan around:
- Builder competition. Edgebrooke is a Brohn Homes community, and the build-out was just starting when I filmed in July 2024. If Brohn is still selling new homes when you list, buyers will compare yours with theirs. I've worked with Brohn on multiple occasions, so I know how they sell, and your home has to be presented at least as well as a model.
- Other new construction nearby. Buyers looking here also look at Upper East End and Lisso, which I've filmed too. I show what Edgebrooke offers for the money, including a low tax rate and HOA for this area and the amenity center Brohn planned with pickleball courts and greenbelt trails.
- What a resale offers. A finished home, with landscaping in and upgrades already chosen, means no waiting on a build. I put those details on video.
Honest pricing matters too. I'll show you what's actually selling in Edgebrooke and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
