Buyers are already watching Hawkes Cove
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Hawkes Cove video covers the location near H-E-B, Leander Northline, the commuter train and the 183 toll road, and Divine Lake Park directly behind the community.
Those viewers are your buyers: commuters to the Domain and downtown, people who want the train as an option, and buyers comparing Hawkes Cove with Hawkes Landing on the same park. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Hawkes Cove home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Hawkes Cove lifestyle, from Divine Lake Park out the back door to the commuter train down the street. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Hawkes Cove the lifestyle sells a lot of the home. Divine Lake Park, a City of Leander park, sits directly behind the community, and H-E-B, Northline, the commuter train and the 183 toll road are all close. When I drove in from the Domain before filming, it took 25 minutes.
I never assume a buyer knows the area. Many of the people looking at Hawkes Cove are relocating and have never heard of Divine Lake Park or Leander Northline. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Hawkes Cove
Selling a resale in Hawkes Cove is different from selling in an established neighborhood. Here's what I plan around:
- An early resale. When I filmed in October 2025, Hawkes Cove was still in earthwork, with no homes up yet. Resales here will be some of the first, and Brightland may still be selling new homes nearby. Your home has to look at least as good as the model.
- Buyers comparing Hawkes Landing. Hawkes Landing, also by Brightland, backs onto the same park, and I've filmed it. Buyers will look at both, so I show what your lot, finishes and location offer.
- Selling the location. Hawkes Cove's biggest strength is where it sits. Your video tells that story first, so buyers understand the park, the train and the commute before they see the house.
Honest pricing matters too. I'll show you what's actually selling in Hawkes Cove and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
