Buyers are already watching Falcon Pointe
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Falcon Pointe tour covers the Residents Club, the three schools inside the neighborhood, the trails and disc golf course, and Stone Hill around the corner.
Those viewers are your buyers: families who want their kids to walk to school from kindergarten through graduation, people comparing Falcon Pointe with Avalon and Blackhawk, and people who want resort-style amenities close to home. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Falcon Pointe home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Falcon Pointe lifestyle, from the Residents Club pools to the trails, ponds and disc golf course. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Falcon Pointe the lifestyle sells a lot of the home. Murchison Elementary, Kelly Lane Middle and Hendrickson High are all inside the neighborhood, the Residents Club has a play pool, lap pool and splash pad, and Stone Hill and the new H-E-B are minutes away.
I never assume a buyer knows the area. Many of the families touring Falcon Pointe are relocating and don't know Pflugerville ISD or what SH130 and SH45 mean for their commute. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Falcon Pointe
Selling a resale in Falcon Pointe is different from selling in a small neighborhood with a handful of homes. Here's what I plan around:
- Other Falcon Pointe homes. With more than 1,700 homes, yours may share a floor plan with others buyers have seen. The details set it apart: a pool, a greenbelt behind you, a 3-car garage, the walk to school and the updates you've made. That's what your video and photos lead with.
- Builder competition nearby. Blackhawk, just to the east, had six builders selling new homes in The Grove as of my December 2025 tour. Buyers walk those models, so your home has to be presented at least as well.
- The commute question. Buyers ask about tolls. I address it up front: you'll use toll roads for most commutes, they very rarely have traffic, and as of my October 2025 Pflugerville guide, the Kelly Lane extension had opened.
Honest pricing matters too. I'll show you what's actually selling in Falcon Pointe and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
